RV Park Buy Box
- Investment Goals: Established or underperforming parks (transient & long-term)
- Park Size: Minimum 50 sites; open to mixed-use parks
- Financial Performance: $150k+ annual Net Operating Income (NOI) based on last 12 months OR meets minimum 50-site threshold with value-add opportunity
- Location: No flood zones, high crime, declining markets
- Utilities: Any setup acceptable; open to parks needing upgrades
- Amenities: Preference for strong amenities with potential for upgrades
- Value-Add: Operational improvements, rent growth, or amenity enhancements
Mobile Home Park Buy Box
- Investment Goals: Focus on cash flow and value-add; 5-year hold
- Park Size: Minimum 50 pads. Preference for Tenant-Owned Homes (TOH); some Park-Owned Homes (POH) acceptable
- Financial Performance: $150k+ annual Net Operating Income (NOI) based on last 12 months OR meets minimum 50-site threshold with value-add opportunity
- Location: Within 45 minutes of growing metros
- Financing: Open to creative financing, seller financing, JVs
- Utilities: No waste treatment plants
- Value-Add: Focus on rent growth and operational improvements over physical expansions
Car Wash Land Development Buy Box
- Investment Goals: Land acquisition for car wash development; focus on highway visibility and traffic flow
- Size: Minimum 0.5 acres. Preference for 1+ acres for optimal layout
- Location: Highway frontage on state highways or major roads; secondary markets preferred over urban core
- Financing: Seller open to creative terms; will also do cash at a discount
- Zoning: Commercial zoned or highway commercial preferred
- Anchor Proximity: Within 1 mile of major retail (Walmart, H-E-B, shopping centers) or travel centers
- Value-Add: Focus on high-visibility highway locations with strong traffic patterns
SFH Fix and Flip Buy Box
- Location: AZ: Maricopa County, TX: Tarrant & Harris County
Prefer cities with A or B rated elementary schools
- Property Specs: 2+ bed, 2+ bath | 1,200+ sq ft | Built after 1970
- Purchase Price & ARV: After Repair Value (ARV) Under $650K Purchase Price = ARV × 0.70 - Rehab Budget
Example: $500K ARV - $50K rehab = $300K max purchase price
- Renovation Scope: Light-medium rehab preferred | Max $75K rehab budget | Cosmetic updates only, no full gut jobs
- Exclusions & Criteria: No fire damage | No foundation issues | No mobile homes
Co-Living SFH Buy Box
- Location: AZ: Maricopa County, TX: Tarrant & Harris County
- Bedrooms & Size: 3+ Bedrooms | 1,500+ Square Feet
- Restrictions: No HOA, Condos, or Townhomes
- Year Built: 1960 or newer
- Neighborhood Rating: Class B / C Neighborhoods
- Purchase Price: Max $700,000
Land: Tiny Home Village Development
- Acreage & Size: 2 - 3 Acres
- Location & Proximity: Within 0.5 mile of public transit & 1 mile of elementary school
- Zoning Requirements: Multi-family, PUD, Mobile Home, or potential for rezoning
- Utilities Access: Must have access to public water & sewer
- Site Topography: Relatively flat, usable land (no flood plains or wetlands). Infill preferred
- Deal Terms: Creative Financing opportunities preferred
